Affordable Housing

Assisted nonprofit developer in rehabilitation of a historic building and converting it into affordable housing. Advised with respect to structuring the multiple sources of financing. Assisted in negotiations regarding and documentation of bank financing and investment by equity investor.

Public Utilities

Represented Clark County PUD in navigating final action procedures and pre-condemnation of transmission easement. 

Pro Bono

Obtained favorable settlement for a client in an adverse possession case in Texas.

Real Estate

Represented land owners in suit against adjoining development over easement rights and obtained full summary judgment in favor of landowners.

Construction Contracting

Successfully negotiated construction easement and construction contract among multiple public and private parties for reconstruction of neighbor’s adjoining wall to permit construction of new affordable housing project. Intricate negotiation of multiple intersecting interests in properties and new wall, including care for displaced tenants and a two-phase construction process to maintain operations of neighboring property and critical path of affordable housing construction.

High-Stakes Shareholder Dispute for $2.5 Billion Company. Recovery and corporate governance changes arising from two federal cases filed in the Western District of Oklahoma. Local newspaper reported the cases resulted in the largest recovery in the more than 140 year history of the law firm. Cases involved claims by a 50 percent shareholder against another 50 percent shareholder arising from claims for breach of contract, breach of good faith and fair dealing, breach of fiduciary duty, and waste and mismanagement.

Affordable Housing

Assisted nonprofit developer in developing a multiuse project including commercial space and more than 50 units of affordable senior housing. Advised with respect to structuring the ownership entity and financing. Assisted in negotiation and documentation of equity investment by low-income housing tax-credit investor.

Fire Districts

Represented King County Fire District #2 in condemnation of adjacent property for fire station expansion project. Jury returned a just compensation verdict matching fire district’s valuation and was less than its pre-trial settlement offer. No fees or costs were awarded to property owner.
